Description of Le Roucal Bas :
Elegant 19th Century period property set in secluded gardens of 4 acres with private swimming pool and tennis court. Wonderful pool-side summer house. Within walking distance ( 7 mins.) of the medieval town centre of Sarlat and all amenities. Secure car parking. Satellite TV and wireless internet connection.
Accommodation is arranged over 3 levels. The entrance hall opens onto the sitting and dining rooms and kitchen at ground level and a period staircase winds up to the 1st and 2nd floors where the bedrooms and bathrooms are located. There is an independant wc at each level.
Living Area :
The interconnecting sitting and dining rooms are typical of the period with high ceilings, good proportions and plenty of light streaming in through two large windows and a French door in each room. The French doors open onto a large terrace, ideal for al fresco dining. In the sitting room comfortable seating is arranged around a lovely marble fireplace and there is a TV, DVD player and music system. The dining room has a large mahogany table and chairs for 12 people.
The kitchen/breakfast room, is fully fitted with dishwasher, fridge freezer, oven, hob and microwave oven etc. and equipped with everything you could need. Breakfast can be eaten indoors or on the front terrace accessed via french doors.
The bedrooms are all of a good size, carpeted and very comfortably furnished. 6 in total, there are 3 double rooms on the first floor (2 of which are en-suite ) and 3 more bedrooms (2 of which are ensuite) on the second floor. 4 doubles in total, (2 x king size, 2 x queen size) and 2 twin rooms.
There are 6 bath or shower rooms ( 4 of which are walk-in en-suites) and 3 independent toilets (1 on each level) in the main house. All are tiled and fitted to a high standard. There is also a shower, wash basin and independent toilet in the changing room of the summer house, and a poolside solar-powered shower.
There are four acres of grounds containing many specimen and fruit trees, as well as a hard surface tennis court and large (12.5mx6.5m) pool.
Garden swings, Basketball hoop, Boules court and football goal.
Steps from the bottom of the garden lead directly to the boulangerie.
Adjacent to the pool and BBQ area there is a lovely summer house with exposed stone, beams and beautiful open fireplace.
This is furnished for sitting and dining and has its own kitchen area with dishwasher, fridge and tableware for outdoor eating/BBQ cooking.
There is also a shower/changing room and toilet.
A selection of tennis racquets and boules, books and games for adults and children is provided.
Rectangular pool 12m x 6.5m with shallow end of 1m and deep end of 2.4m, paved surround with garden furniture, solar heated shower and infra red safety barrier.
There is a separate laundry room with washing machine, drying and ironing facilities.
Bed linen, towels and pool towels are included and all changed weekly during stays of two or more weeks.

Just a short stroll from the town centre, you wil be able to visit the colourful street markets, indulge in the local cuisine and enjoy the vibrant street entertainment in Summer.
A short drive will take you to he many attractions in the area eg scenic Dordogne valley with many delightful villages to explore, Rocamadour, Lascaux caves etc.

By air : Sarlat
is just an hours drive from Bergerac airport. Bordeaux, Toulouse,
Limoges and Rodez airports are a two hour drive away. All major
car hire companies operate from these airports, Europcar &
Rentacar have offices in Sarlat.
By rail : Sarlat
is connected to Bordeaux & Bergerac by a direct rail link and
to Paris and Toulouse via Souillac ( half an hours drive).
By road :
From Paris, Limoges and Toulouse, leave the A20 motorway
at exit 55 and proceed to Sarlat.
take the A89 motorway to exit 16 ( Perigueux Est ) and proceed to
Sarlat via Les Eyzies.
follow the signs for Sarlat.
